Speaker 1: [0:25] Welcome, guys. Um, so this episode is gonna be pretty cool. We're gonna look at what Seattle looks like in five years, what it's going to look like in five years. And as a real estate investor, as someone just interested in Seattle in general, as someone that's potentially looking to buy a house or sell a house, all of this information is actually going to benefit you. So it's gonna be a good educational episode definitely. So stay tuned. Uh, but first off, Happy New Year, guys.

Speaker 1: [1:01] No. Um, Jason, you had a busy time right before Christmas.

Speaker 3: [1:07] Oh, my goodness. And then over the break. You know, you never know what, with, in this job, you never know how the holidays and that sort of thing are gonna play out. And I'm thinking, like, a few weeks before, you know, I didn't have a ton of active clients. So I thought, I, I was leaving for, uh, the holidays. I was going out of town. I'm like, "Oh, this is gonna be a really slow, nice, like, calm, relaxing…"

Speaker 1: [1:27] December … Speaker 3: December. And, like, a, a week before I was scheduled to leave, I had two new clients pop out of the woodwork. And one of… Uh, they found houses they liked, and we, within that week, we got pretty much everything done, got the o- the offers accepted, did the inspections, did all the negotiation, so then we could have an enjoyable and relaxing holiday. But it was- Crazy Busy, busy Yeah But you never know. You never know how it's gonna play out. Mm-hmm. Mm-hmm. Sometime last year for me, like definitely a lot slower. So… Yeah. You just never know.

Speaker 3: [2:03] N- no complaining from me, though.

Speaker 1: [2:06] Uh, I do wanna do a quick housekeeping. We have three beers and home buying/brunch and home buying classes coming up in January and February. Uh, one of them's actually already sold out. We have one … The first one is Saturday, uh, January 18th on Capitol Hill at Ada's Technical Books.

That's at 10: [2:25] 00 AM. That one's already sold out. We have, like, 40 signups already or whatever it is. Woo-hoo. Um, the two that are not sold out yet are, we have January 22nd. That's an evening class.

So again, this episode is all about what we think Seattle is going to be, look like, smell like, taste like in five years. And you laugh at what I said, but it's true- Okay … 'cause we are gonna talk about those things. I don't know about smell. Maybe not smell. So Sarah Kate, why don't you tell us what the Seattle waterfront is going to look like?

Speaker 4: [4:05] So the goal of the new Seattle waterfront, which is about a s- 26 block length project, which is kind of mind-blowing to think about. Um-

Speaker 1: [4:16] Yeah, so it goes from what the, what is that park at the north? What is that called?

Speaker 4: [4:22] The

Speaker 1: [4:22] Sculpture Park. Coleman? Sculpture Park, yeah.

Speaker 4: [4:23] Oh.

Speaker 1: [4:23] So Sculpture Park all the way down almost to- To- … basically the stadiums.

Speaker 4: [4:27] Yep, down to the-

Speaker 2: [4:29] The ferry terminal … Speaker 4: the ferry terminal. Past the ferry terminal. Past that to the stadiums.

Speaker 1: [4:32] Yeah.

Speaker 4: [4:32] Mm-hmm. So, um, right up to the end of Pioneer Square, actually, which is where the stadiums begin.

Speaker 1: [4:37] Yeah.

Speaker 4: [4:38] Uh, it's gonna be a huge project. They're gonna be reconstructing the ferry dock terminals, and they're putting in an actual beach right there, which is gonna be pretty cool. You can walk right into the water there.

Speaker 1: [4:50] When you come out, do you have like a third eye?

Speaker 4: [4:52] Maybe. From, from all the ferry From all the pollution … Speaker: from the ferry. Mutation. Exactly.

Speaker 2: [4:58] From

Speaker 3: [4:59] gasoline. So I was at Ivar's a few, uh, over the summer, and I was talking to the waitress, and she was saying that, like every week, there's at least like two people that jump in. They think it's hilarious. They just jump in- Oh, yeah. I've seen it on Facebook … and they, and right there is like a water fireman- dock. Yes. Like, I, I don't know what the- The- … correct term is, but-

Speaker 4: [5:19] It's a-

Speaker 3: [5:20] Like, the fire truck- … fire department. It's a station … fire boat. Yes. Yeah. And the, it, they'll, they like, are so over it that they just say like, "Swim over there." They

Speaker 4: [5:27] don't even- That's where the ladder is.

Speaker 3: [5:28] Yeah. And then they, they, you know, they're like, "Give us your information because you might get arrested." But anyways, I thought it was, I was very surprised. Wow.

Speaker 4: [5:35] So now- It happens a lot … people don't have to jump off the pier, they can just walk into the water, I

Speaker 3: [5:39] guess? It's true.

Speaker 1: [5:40] Yeah.

Speaker 4: [5:40] But, uh, it's, I think that's gonna be a pretty cool aspect. And in the summer if it's warm, maybe the beaches will fill up, we'll get a new spot to lay out and get a tan.

Speaker 1: [5:50] Yeah, 'cause I tan so easily.

Speaker 4: [5:51] Yeah.

Speaker 4: [5:59] There's lots of other stuff. So the Seattle Aquarium is-

Speaker 1: [6:03] Mm … Speaker 4: creating a crazy expansion. Yeah, I saw a picture of that, rendering of that. It's gonna look so cool.

Speaker 4: [6:09] It's gonna look so cool. There's going to be a 350,000 gallon shark tank.

Speaker 1: [6:16] That you can stand underneath-

Speaker 4: [6:17] Yes … Speaker: and look up at, into. You guys, I'm really excited- Yeah. about

Speaker 1: [6:21] this. Charlotte's jaw just dropped.

Speaker 2: [6:22] Literally just dropped.

Speaker 1: [6:23] Yeah. I'm not even jo- I saw a picture of it. Can you- It is so cool … Speaker 2: can you dive in there? 'Cause at the one in Point Defiance you can go cage diving with the sharks. Oh.

Speaker 4: [6:30] Oh. I think this is for pretties. I don't- That would be cool though. I

Speaker 2: [6:33] don't, I don't know about- I would be down for that.

Speaker 2: [6:36] Yeah, absolutely.

Speaker 4: [6:37] Oh, you're crazy. I love you though. So if you guys, I'll, I'll keep chatting about what's going on, but if you have any questions and wanna see renderings of what this is all gonna look like, it's, uh, seattlewaterfront.org. It's pretty fun to see, to see the photos and the renderings. Um, so the goal is to basically create one downtown district. So right now we have all these small little pockets, and the goal of this waterfront project is con- to connect all of these districts and make one large neighborhood with walkways- So- … bike lanes.

Speaker 1: [7:11] Yeah, so when you say districts, you mean like Pioneer Square, Belltown, that kinda thing?

Speaker 4: [7:15] Exactly, that kinda

Speaker 1: [7:16] thing. So they wanna connect it all.

Speaker 4: [7:17] They wanna connect it all and make it really easily accessible for everyone to kind of get around. And also, you don't have to walk downtown with the cars, which is nice. Mm-hmm. You get to have like, a straight pedestrian-only walkway, and you get to look at the pretty views of Seattle.

Speaker 1: [7:31] Um, I heard something about the Pike Place Market connecting to the waterfront or something like that. What's that?

Speaker 4: [7:38] Yes. What's that? That is gonna be called the Overlook Walk. So pe- pedestrians are gonna be able to walk from the Pike Place Market down to the waterfront, and they're gonna be traveling over the, over Alaskan Way, basically.

Speaker 1: [7:51] Yeah.

Speaker 3: [7:52] Yeah, and you can kinda see they already started the construction for the, uh, they expanded- uh, the market towards the waterfront. They did, yeah. And then you can see, like, very obvious, oh, it's gonna continue-

Speaker 4: [8:04] You

Speaker 3: [8:04] can see the path they're gonna

Speaker 4: [8:06] take on construction … Speaker 3: basically like to the, to the aquarium area. Mm-hmm. Yeah.

Speaker 1: [8:08] Yeah, 'cause I know we went, last summer, we were down at the waterfront and we wanted to go up to the market, and it was such a maze to get over there, partly because of the construction-

Speaker 4: [8:17] Mm-hmm … Speaker: tearing down the viaduct, but also, it's just a fricking maze to get there anyway. You gotta go through a parking garage, go up the stairs or the elevator. It's kind of ridiculous. It's gonna be a lot more user-friendly. So the fact that they're gonna connect it, I mean tourism wise, is gonna be so helpful. Oh, yeah.

Speaker 1: [8:32] So helpful.

Speaker 4: [8:32] It's gonna be great. Yeah. I think another really cool point is that the market will be putting on year-round events. So they're putting in an ice skating rink- Ooh which will be open seasonally. And we're gonna- Summers

Speaker 1: [8:45] only.

Speaker 4: [8:46] Yeah, summers only. Yes, exactly. In the summer, it's gonna turn into a pool. Um, and they're also gonna bring back the outdoor concerts, which ended in 2005, I believe. Yeah. And I think-

Speaker 1: [8:58] Concerts at the Pier, those were so cool.

Speaker 4: [8:59] Yeah, so cool. So I'm excited for all that upcoming- So

Speaker 1: [9:02] many Harry Connick Jr.-type artists will be there.

Speaker 4: [9:05] Yes. That's, that's like all I remember. That disappeared 20 years ago. Yeah, exactly. But they, they still like to play some music once in a while. They have fans. Yeah,

Speaker 1: [9:12] they still have fans. That's cool. Yeah. So when is all this gonna be done? I'm sure you already said it, but I wanna remember.

Speaker 4: [9:16] That's okay. Anticipated completion date 2024, but I, mm. That

Speaker 1: [9:21] sounds like forever. That is only four years away. That's insane.

Speaker 4: [9:25] Yeah.

Speaker 2: [9:25] It is insane.

Speaker 4: [9:26] And there's the, a lot of these projects are gonna be, the smaller projects are gonna be completed along the way, but everything shall be completed by 2024, so. Got

Speaker 1: [9:36] it. Cool.

Speaker 4: [9:37] Yeah. Stay tuned.

Speaker 1: [9:38] Yeah. Remember, four years ago was 2016, which feels like yesterday. Yeah.

Speaker 2: [9:50] So I've been following Northgate

Speaker 1: [9:53] for- Well, you do have the Awesome in Northgate Instagram account. I do. Awesome in

Speaker 1: [9:57] Go follow it. Follow me.

Speaker 2: [9:59] Um, yeah, so I've been looking at that for a while, and it's, it's been really cool over the past few weeks to see that they've actually started the development on it. Mm-hmm. 'Cause I've been looking into it for so long, and now I'm seeing it actually being done, which is really cool. Um, but there's a couple, like, major transitions that they're making with the space. Um, they're putting a lot of residential up there, so there's gonna be three new apartment buildings and a total of 1,200 new units-

Speaker 1: [10:23] Wow … Speaker 2: on the market up there in Northgate. So that's super exciting. That's a lot. Are they Do you know, have they announced if they're all gonna be apartments, or if they're gonna be a mix of condos and townhomes and- I

Speaker 2: [10:32] don't- That's true … think that they've announced anything yet.

Speaker 1: [10:35] That'll be interesting. Yeah. I'm sure they'll wait until they see what the market's doing and-

Speaker 2: [10:38] Yeah, for sure … Speaker: what makes the most sense. Um, the most exciting thing about this is, like, I, I'm sure you guys all know if you've driven by Northgate, it's, like, kinda just a big eyesore on the side of I-5. Oh, my gosh. No man's

Speaker 4: [10:48] land.

Speaker 2: [10:49] It's really not nice to look at. So I think with the, um, the new apartment buildings and all that, it's just gonna be such a, a, a nice upgrade from what is there now. Um, so in addition to, uh, all the residential stuff, everybody also knows that the NHL headquarters- Mm … and training facility's going up there. Um, in addition to that, which I think a lot of people don't know, is that the, um, they're also adding some community rinks as well. So it's gonna be open to the public. It's not just, like, an NHL thing, so- Yeah … that'll probably bring a lot more, um, like families and just local people up to the area. 'Cause right now it's kinda just like a park and ride destination that I think a lot of- Mm-hmm … people aren't- Yeah … interested in going to.

Speaker 1: [11:27] Yeah. From, I looked at this a little bit before, just when they announced that they were gonna be moving up there. And it was, they announced three ice sheets, three ice rinks. Um- And even the practice one that the NHL uses, they're all gonna be open-

Speaker 2: [11:42] Open to the public, yeah … when

Speaker 1: [11:42] the, when the NHL team isn't using it.

Speaker 2: [11:45] That's gonna be so cool.

Speaker 1: [11:46] And then as fans, you can actually even watch- You can watch

Speaker 4: [11:48] their practices

Speaker 1: [11:49] the practice- Yeah, mm-hmm, mm-hmm … in the stands, which is cool.

Speaker 2: [11:51] Yeah, it's super exciting, and I feel like Seattle as a whole is very excited about- Yeah … the NHL coming. And so, you know, having them open it up to the public is really exciting and-

Speaker 1: [12:01] Yeah, and I love the new name, the Seattle Freeze. It's just gonna

Speaker 2: [12:04] be- Don't be spreading rumors,

Speaker 1: [12:05] Christian. Seattle Timber Pirates.

Speaker 2: [12:08] The names they have are

Speaker 1: [12:10] eh. Yeah, we'll see. Well, we do

Speaker 4: [12:13] know that- Please vote. Please

Speaker 1: [12:14] vote. Apparently they're gonna be maroon and black. That's all-

Speaker 4: [12:17] Really? … Speaker: I know, yeah. Dang it.

Speaker 2: [12:19] That's kinda cool.

Speaker 2: [12:30] Um, yeah, and so that's a big thing. In addition, um, another thing to make the, the space really nice is all the active park space and just green areas that they're gonna put in. There's gonna be about 72,000 square feet of open air space. So-

Speaker 2: [12:47] that's exciting.

Speaker 1: [12:48] Mm-hmm.

Speaker 3: [12:48] Yeah, I know with, like, Thornton Place that they developed a few years ago, they… It's called daylighting. They, they, like, re- rehabbed the Thornton Creek watershed. The actual creek? And, the actual creek. They, that used to be covered by a parking lot, now only half of it is. And after this development, they're gonna be daylighting a, hopefully m- the remainder of it. So they'll have, like, a nice little park around the creek and, yeah,

Speaker 1: [13:12] cute. How peaceful. Nice. Such a cool word, daylighting. Um, they're also… Aren't they adding a bunch of commercial space too?

Speaker 2: [13:22] They are.

Speaker 1: [13:23] From what I heard when they announced it, they were gonna add class A commercial space to the south end near that Thornton Place where the movie theater is now.

Speaker 2: [13:30] Okay.

Speaker 1: [13:31] Kind of Red Robin, that side of the mall. Which class A is essentially, like, downtown high-rise style, like super nice office space. Ooh. Which is interesting because there's not really anything like that up north until you go to, like, Everett.

Speaker 2: [13:47] Yeah. Yeah. So,

Speaker 1: [13:48] interesting.

Speaker 2: [13:49] Mm-hmm.

Speaker 1: [13:50] Yeah. Um, cool. I wanna talk about, uh, I wanna talk about a company that is kind of changing, helping with climate change, which is gonna be weird when you hear what I'm talking about. So Atomo Coffee. Yeah, coffee, climate change. Huh? How does that, how does that work? So-

Speaker 2: [14:10] Why don't you tell us? Tell me the story, Christian.

Speaker 1: [14:12] So it's basically, it's molecular coffee, so it doesn't use coffee beans to make coffee. Very interesting. They repurpose other plants when, and other things to make the coffee, and the reason why is because there is… Coffee plantations are really starting to struggle, and they're expected to struggle really bad over the next five, 10 years because of climate change. So all the, all the actual farmland, they have to move up the hillsides, up the mountainsides, which means they have to basically cut down all these trees, which is not helpful, uh, to keep the number of, uh, plants growing.

Speaker 3: [14:53] Wow.

Speaker 1: [14:54] So yeah. So this, this company, Atomo Coffee, they're based in, headquartered in Seattle. Um, they've been funded by some big investors. Um, we actually got to go to their headquarters, Charlyn and I did- Mm-hmm … and taste the coffee, and I could not tell, and I'm a kind of a coffee snob, I could not tell which one was which.

Speaker 2: [15:17] Yeah. I wish I could say the same, but I don't drink coffee, so - Speaker: Yeah … Speaker 2: I really-

Speaker 1: [15:21] It didn't matter to you … couldn't tell the difference.

Speaker 2: [15:22] Yeah.

Speaker 1: [15:23] Yeah. Yeah.

Speaker 2: [15:23] Where can we buy or-

Speaker 1: [15:26] You can't yet.

Speaker 4: [15:27] Okay.

Speaker 1: [15:27] So they're, they're still working on everything. Their, uh, their cold brew should be out by the middle of 2020, um, and that's what we got to taste test. We did a blind taste test of like- I think it w- the, the two of the top l- um, American based cold brews.

Speaker 4: [15:47] Okay.

Speaker 1: [15:48] Uh, one of which is also headquartered in Seattle. Weird. Um, yeah. Uh, the most popular one in Japan, which tasted totally different than the others, and that's why I actually in the blind taste test thought that was Atomo, just 'cause it tasted different.

Speaker 4: [16:04] Mm-hmm.

Speaker 1: [16:04] And I was totally wrong, I just, I was trying to guess which one it was, and it was not that one. Which they were all really good. So- How

Speaker 3: [16:12] do you, how do you spell this?

Speaker 1: [16:14] A-T-O-M-O.

Speaker 4: [16:16] Atomo.

Speaker 1: [16:17] Atomo. So yeah, keep your eyes out, ears out for that. It's, I, I don't know. I, I think it's gonna be huge. I could see that being a very, very, uh, very, very popular thing.

Speaker 4: [16:28] I have a question.

Speaker 1: [16:29] Mm-hmm.

Speaker 4: [16:30] Do you get the same coffee benefits, like the zip-zip, you know energy?

Speaker 1: [16:35] So the interesting thing is that they add the caffeine after the fact.

Speaker 4: [16:41] Oh.

Speaker 1: [16:41] So you, they can actually dial up or dial down, or unlike decaf coffee, they can completely remove it. So decaf coffee- That's very cool doesn't have caffeine in it.

Speaker 4: [16:49] Yeah.

Speaker 1: [16:50] So you can have a truly decaf coffee, get all the flavor benefits. It changes the, doesn't change the flavor at all.

Speaker 4: [16:57] Can't wait. On the edge of my seat.

Speaker 1: [16:58] Yes. Yeah. So it's, uh, it's a big deal. It's pretty cool. Uh, so yeah, that's my thing, what Seattle's gonna look like. I think that's gonna be huge in five years.

Speaker 3: [17:08] Yeah, so while you're grabbing your molecular coffee- … with five times the amount of caffeine because now you're able to- To boost it up … ratchet it up. That kind

Speaker 4: [17:18] of scares me a little bit, but I'm also excited- I don't know … about it.

Speaker 3: [17:20] I don't think you get to choose how much.

Speaker 4: [17:22] I think it's- I know, but-

Speaker 3: [17:25] Uh, you will be commuting very likely via light rail, or the chances of being g- of commuting are going to expand dramatically- Mm-hmm in the next five years. So, um, I don't know if you've heard. We, we, I don't think we've touched upon it on our podcast. Never. Just kidding. Every

Speaker 1: [17:39] episode

Speaker 3: [17:40] almost. Just kidding. But yeah, there's a lot of changes for light rail over the next five years. Um, next year in 2021, the Northgate extension's gonna open up. Mm-hmm. And that's gonna allow a 14-minute commute from Northgate to Westlake. Um-

Speaker 4: [17:55] That's

Speaker 3: [17:55] insane. Yeah Such

Speaker 2: [17:56] a game changer. I cannot believe it's in a year. In a year. Like

Speaker 3: [17:59] you

Speaker 2: [17:59] just said that- Yeah … and I was, in my head I was like- What? … especially with how fast- It finally hit … last year went by. Yeah,

Speaker 4: [18:03] that's crazy.

Speaker 3: [18:04] And then the other ad- part of that is the train will, during peak hours, will come every six minutes, so you know, it's gonna be very convenient for a lot of people. If you take a step back and look a little farther out, three years after that in 2024, it'll connect to Lynnwood, which'll have double the commute time, so 28 minutes from Lynnwood to downtown. But that is- Wow. So that's insane. Yeah, that's amazing. Yeah.

Speaker 2: [18:26] What is it? Like, a, at least a 60-minute drive- Yeah,

Speaker 3: [18:30] in

Speaker 2: [18:30] the morning commute time … during rush

Speaker 3: [18:30] hour.

Speaker 2: [18:30] During rush hour. Yeah. Mm-hmm. For

Speaker 3: [18:31] sure. Oh, easy.

Speaker 2: [18:32] Yeah. If not more. I

Speaker 1: [18:34] mean, without traffic it's probably 25 to 30 minutes.

Speaker 2: [18:37] Mm-hmm, about- Yeah … I think it's about 20

Speaker 3: [18:40] And then we can't forget about the other exciting aspect of this, connecting to the east side. So that will be opening up, um, in 2023, so before the Lynnwood-

Speaker 1: [18:50] Mm-hmm … Speaker 3: uh, ex- extension.

Speaker 4: [18:53] That's gonna be so insane for Expedia, Microsoft, Google, Amazon. Yeah. Expedia

Speaker 4: [19:00] All of it? 100%? Yeah. Yeah. Oh,

Speaker 1: [19:02] my bad. I think they moved their entire, entire thing to, um, Interbay.

So regardless, the, over the next five years, the amount of mile, uh, railroad m- track miles is going to, to dramatically increase, and I think it's gonna have major repercussions, both positive and negative, um, but mainly positive to the city and how it's connected. So, um, I'm just excited about it. I was driving down I-90 yesterday and just seeing the, the bridge now with- Mm-hmm … like they're adding the light rail aspect to it. Station. Yeah. The power line type thing. The power line. Oh, that's sad. It's just so exciting and all the, the stops. I don't know. It's just so cool. Yeah. So…

Speaker 3: [21:16] Uh, just, uh, you know, the, we're not talking about little developments here and there, like a block that's being- No … revamped or whatever. We're talking about major infrastructural changes to the city- Mm-hmm and how the city itself is connected. And this is gonna open up areas, uh, that were previously overlooked. This is going to change how people commute. Um, you know, it, and it's just gonna open up so many opportunities for things that we aren't even expecting yet. Yeah. Because you kind of need the infrastructure built before you can dream.

Speaker 3: [21:48] Yep.

Speaker 1: [21:49] In 2024, they're gonna expand. The light rail's gonna expand to so many places. Mm-hmm. That's only four years away. That's not far at all. Charlotte, your big takeaways. Northgate, what's going on?

Speaker 2: [22:00] Yeah. I just wanna say about that, 'cause I know that with all this stuff, it's might be kind of hard to visualize what this is gonna look like. So I think a good reference is, like, take the University Village and kind of scale that up in size- Mm-hmm … and probably height as well. Like, you mentioned the- Mm-hmm … class A commercial space, so, you

Speaker 1: [22:17] know. And all those 1,200 units, apartments- Yeah … and stuff.

Speaker 2: [22:19] Yeah, exactly. So think of, like, U Village with all that nice, like, open and retail space, and then put the hotels in and the- And the shell training facility and all that stuff. Yeah. And, and kind of picture it that way.

Speaker 1: [22:31] I actually looked this up. Northgate is more than twice as large as U Village.

Speaker 2: [22:36] Oh, wow. So yeah- Whoa … like, on a much larger scale, then-
