  1. Attend our Free Beers & Home Buying Class

    This is a free class we hold at least once a month throughout the Seattle metro area. There's free beer, and it's laid back with no pressure to do anything or spend any money. It's just us teaching you how to buy a house. We've taught this to 2000+ attendees over the last decade, and helped hundreds of those attendees successfully buy a house.

  2. Schedule a Strategy Session

    These are also free. They're 30 minutes of private one-on-one time with you and us. You don't need to do anything to prepare for this. We ask you questions and help you build a road map to buying on this call. It doesn't matter if you're 3 years away from buying, or you're ready right now, this is the ideal way to start the process.

  3. Talk to a Lender / Mortgage Person

    This often happens during your strategy session. We have lots of lender referrals for you to choose from that we trust. This isn't nearly as scary as it sounds, and also costs you nothing.
  4. Sold Search

    A Sold Search is where we show you if you can afford to buy what you want to buy (house, townhouse, condo, DADU, etc), in the areas you want to live. This is also free! This helps you get calibrated to your own personalized search.
  5. Start Looking at Homes

    Finally! Now that you're educated on the process, understand your budget, and know what you can afford to buy, you can finally start looking at homes! All of the knowledge you have just learned has prepared you to make an informed decision.

Questions we hear a lot

Do I need a buyer's agent?

You can buy without one, but in Seattle's market you're usually negotiating against a listing agent whose job is to get the seller the best deal. A buyer's agent levels that — we handle pricing strategy, inspection negotiation, and the paperwork, and we walk you through every step. The first conversation is a free strategy session, so you can decide with real information.

What does a strategy session cost?

Nothing. It's a free, no-pressure conversation — usually 30 to 45 minutes — where we learn your situation and lay out what your path could look like. You leave with a plan whether or not you work with us.

What's your commission?

Commissions in Washington are negotiable and depend on your situation — what you're selling, the marketing plan, and whether you're also buying. We'll walk you through exactly how we're paid, in plain numbers, in your first session. No surprises at closing.

How's the Seattle market right now?

It changes block by block — Ballard, Magnolia, and Capitol Hill can move in different directions in the same month. Instead of a canned answer, we'll pull the current data for your specific neighborhood in your strategy session. For ongoing pulse-checks, our podcast covers Seattle market updates regularly.

How long does it take to sell a home in Seattle?

It depends on pricing, preparation, and the season. What we can control is the plan: we'll map out prep work, the right list date, and a pricing strategy before you commit to anything. Homes that are prepared and priced well move meaningfully faster than ones that aren't.

Can I invest in real estate without a lot of capital?

Often, yes — strategies like house hacking (living in one unit while renting the rest) or a live-in flip can get you started with an owner-occupant loan and a modest down payment. Varun, our investor specialist, does these deals himself and can show you what actually pencils in Seattle right now.

Do you only work in Seattle proper?
